Baan Kuno is located on the North shore of Koh Samui in Bophut Hills, boasting incredible ocean views of both Chaweng and Bophut, alongside a serene, scenic view of a nearby Elephant Sanctuary. A key feature is the complete privacy and beautifully landscaped large garden—guests are overlooked by no one.

Open-plan and airy chic design

The villa features off-road parking for two cars. The entrance leads through impressive teak doors and a stepping stone path across lush tropical gardens. Inside, the open-plan living, dining, and modern, western-style kitchen space opens directly onto the pool terrace. The kitchen includes a large fridge, built-in oven, microwave, and gas hob, separated by a breakfast bar. The dining area seats ten. The living area features a glass wall to maximize the spectacular views, comfortable seating, and a Smart TV with a sound bar.

Private, spacious ensuite bedrooms

The upstairs master bedroom has a balcony with breathtaking views, a large bed, a useful office area, and an en-suite bathroom with his/hers sinks and a rain shower.

The lower level houses the second master bedroom, which matches the size and layout of the one above. Both rooms feature tasteful wooden artworks, Smart TVs, and jaw-dropping views.

The third bedroom is a twin room with an ocean view balcony and en-suite. The fourth has a double bed, en-suite, and a garden view balcony. The fifth has a comfortable double bed and garden views. All bedrooms are designed for complete privacy and feature ample storage, a rechargeable torch, and a hair dryer.

Steps from the lower level lead past staff quarters to the garden, which has a large BBQ and dining terrace with beautiful ocean views.

Rental Rates Include:
• Unlimited electric and water usage
• Fulltime resident on-site staff (daily cleaning / maid service)
• Bed linen changed twice weekly, pool towels changed as necessary.

• Welcome/information Pack with the ‘owner’s recommendations’

Rental Rates Exclude:
• Private Chef (evening) @ 1,000 THB per setting (guest pays cost + 20% for food)

• Terms & Conditions apply which will be sent to guest for signature
• As a form of security (and for peace of mind) for the villa owner, the Guest Manager will request on arrival a fully refundable $500 or 15,000 THB (cash only).
• Please note that any minor damage / breakages shall be charged at the end of your stay, at replacement value. If required, damages must be paid and will be requested by the General Manager and paid in full before departure.
