⬩ Cancellations made after booking confirmation: Deposit is non-refundable.
⬩ Cancellations made less than 30 days prior to check-in, including no-shows: The Guest will not be entitled to a refund.
⬩ If the Guest is unable to travel on the reserved dates, the Management must be notified at least 30 days in advance. Any payment made will be held as credit for 1 year. Villas may be rebooked at any time, subject to availability and possible price differences.
⬩ Cancellations during prime and peak seasons: The Guest will not be entitled to any refund under any circumstances.
⬩ Cancellations must be made in writing (email is acceptable) and sent to the Management.
⬩ In the event that the villa becomes unavailable due to unforeseen circumstances (e.g., natural disaster, major damage), the Management will:
⬩ Offer the Guest a comparable alternative villa, if available; or
⬩ If no comparable alternative is available, issue a full refund of all payments made.
⬩ The Management’s liability is strictly limited to the refund of payments received. The Management is not responsible for any other costs incurred by the Guest, including but not limited to travel expenses, alternative accommodations, or other losses.

⬩ Check in time: 3.00 pm.
⬩ Check out time: 11.00 am
The Management or their representative will meet the Guest at the Villa for check-in and check-out.
For early check-in or late check-out, Our Guest Manager will re-confirm availability closer to your arrival time. Please note that to guarantee early check-in or late check-out, there will be an additional charge equivalent to the half-day rate. This can be conveniently settled upon your arrive at the villa.
Payment and Deposit
⬩ We accept payments by Western union (3% fee), Visa & Master (2.9% fee), Amex (3.5% fee), Cash and bank wire transfer. All prices are quoted in USD only.
⬩ A deposit of 50% of the total rental amount is required within 72 hours (3 days) of booking confirmation.
⬩ If the booking is made less than 30 days prior to the arrival date, 100% of the rental amount is due at the time of booking.
⬩ The remaining balance of the total rental amount is due no later than 30 days prior to the arrival date.
⬩ If the remaining balance is not received by the due date, the Management reserves the right to cancel the booking and retain the deposit.
⬩ All bank charges, transaction fees, or currency exchange fees are the responsibility of the Guest.
⬩ A refundable damage deposit of $1,000 (depends on the policy of each villa) is required upon arrival in cash only. This deposit will be used to cover any damages to the Villa or its contents during the Guest's stay, beyond normal wear and tear. It will be refunded on departure, provided no damage has occurred.
