Cancellation Policy
⬩ Cancellations made after booking confirmation: Deposit is non-refundable.
⬩ Cancellations made less than 30 days prior to check-in, including no-shows: The renter will not be entitled to a 100% refund.
⬩ In the event that a deposit has been paid but the remaining balance is not paid, all payments will be immediately forfeited without prior notice.
⬩ In case the customer is unable to travel on the dates specified in the booking, must be notified at least 30 days in advance (if possible). Any payment made will be held as credit for 1 year. Villas can be booked at any time, this may incur additional charges depending on the villa and the time of booking.
⬩ Cancellations during prime and peak season: The Management will not be entitled to any refund under any circumstances.
⬩ Cancellations must be made in writing (email is acceptable) to the Management.
⬩ In the event that the Villa becomes unavailable due to unforeseen circumstances (e.g., natural disaster, major damage), the Management will:
- Offer the Guest a comparable alternative villa, if available.
- If no comparable villa is available, issue a full refund of all payments made.
- The Management's liability is limited to the refund of payments received.
⬩ The Management is not responsible for any other costs incurred by the Guest, including but not limited to travel expenses, alternative accommodations, or other losses.
Payment and Deposit
⬩ We accept payments by PayPal (5% fee), Western union (3% fee), Cash and bank wire transfer. All prices are quoted in USD only.
⬩ A deposit of 30% - 50% of the total rental amount is required within 72 hours (3 days) of booking confirmation.
⬩ If the booking is made less than 30 days prior to the arrival date, 100% of the rental amount is due at the time of booking.
⬩ The remaining balance of the total rental amount is due no later than 30 days prior to the arrival date.
⬩ If the remaining balance is not received by the due date, the Management reserves the right to cancel the booking and retain the deposit.
⬩ All bank charges, transaction fees, or currency exchange fees are the responsibility of the Guest.
⬩ A refundable damage deposit of $300 - $1,000 (depends on the policy of each villa) is required upon arrival in cash only. This deposit will be used to cover any damages to the Villa or its contents during the Guest's stay, beyond normal wear and tear. It will be refunded on departure, provided no damage has occurred.
