Starting as a family owned Pool Business in 2011 Sunshine Samui Group has grown into one of the premier service providers on the island.

OUR STORY

Sunshine Samui Pools (SSP) was founded in 2011 and specializes in Swimming Pool services ranging from Installations to weekly maintenance. Currently servicing over 220 pools weekly our maintenance team is the largest on the island. With customers ranging from small bungalows to large multi nationals SSP has established a reputation as a reputable and reliable pool company.

In 2012 after being approached by a large 5+ star resort we established Sunshine Samui Services (SSS) for all our customer’s garden and landscaping needs. Sunshine Samui Services further expanded into cleaning services in 2012. SSS currently services over 40 villas weekly as well as two of the largest 5 Star resorts on the island.

Having dealt with property management companies for some years and realizing the frustrations and shortcomings that our clients experienced regularly in this regard, we succumbed to the numerous requests of long-standing clients and decided to open up Sunshine Samui Villas in 2013.

Our goal initially was very simple: Listen to the customers and build our fundamental structure around that. Working purely on word-of-mouth advertising the business has grown from 5 villas in 2013, to 12 villas in 2014 and finally to the 66 Villas we service today. We have dedicated a lot of time and effort to make sure that our business model allows for owners to feel in control and appreciate the need for full transparency in order to build a lasting relationship.
We don’t believe in yearly contracts and offer contracts that are cancelable with a 2 month notice period. In our 12 years of operations the only villas that have been cancelled have been ones that were sold to new owners. When COVID hit the world as we knew it changed, as one of our proudest achievements we managed to maintain all our villas to ensure when the market returned all villas were rentable right away, this enabled us to see unprecedented growth since 2022.

SSG is the holding company and will always remain family owned. We strongly believe that offering a pathway for each member of our team to grow in the company is a big part of our success. Many of our team members started at the lowest level in the company and grew into managerial positions.

Regardless of how big we grow as a company we always ensure to keep the family values we have built the company on. This has enabled us to have a very low staff turnover rate and build a core team that we are very proud of.

With our core management team in place SSV currently employs 124 staff in our Villa Management company and look forward to keep growing the family.

AWARDS AND ACCOLADES

We have been fortunate to receive many awards over the years both for the villas as well as our services. Most recently we have been awarded the title of ‘ Best Villa Rental Company in Thailand’ by the independent Lux Life Leaders in Luxury Awards.

We have assisted numerous owners to get their villas listed for awards and have thus far managed to get globally recognised awards for 7 of our luxury villas. This has tied in well with our marketing and allowed villas to elevate their standing both on travel agencies but also in large publications both online and in print.

With 67 villas in our portfolio currency we are in a fortunate position to choose which villas we take on board. VILLA MANAGER SERVICES

Simply put our villa management service is us acting on behalf of the owner and ensuring that your property is looked after well and running properly. From weekly checks of the villa, to arranging maintenance and paying all bills, we will manage your property totally and transparently giving you the peace of mind that your property is taken care of.

VILLA MAINTENANCE

On a tropical island such as Koh Samui, villas tend to be living breathing things. The high humidity and rain showers ensure that villas need to be properly maintained to always be in their best condition. With our dedicated maintenance team we are able to not only respond quickly to any urgent work during guest stays, but also manage to do a lot of preemptive maintenance to stop any issues from arising.

Our team can manage the vast majority of issues, for any issues they cannot handle we have a select group of contractors on call that are able to handle the rest.

Our maintenance team ensures that when owners come for a holiday that they can actually enjoy their villas instead of trying to fix issues.

REPORTING AND ACCOUNTING

We have realized the main thing that owners want is to be kept up to date with their property status and accounting. As such we have built our own in house system that runs a live accounting sheet for owners so you always know where you stand financially.

Our management team will also contact owners on a regular basis to discuss needed maintenance and suggested fixes.

STAFFING

SSV services both staffed and unstaffed villas. We are happy to work with you to find which option works best for your property.

Finding the correct staff for your villa is one of the biggest challenges for any owner. SSV prides itself on having a reputation as a fair company to work for and as such we have built up a database of suitable candidates for any type of villa.
For most luxury villas on-site staff are imperative. We will compile a list of suitable staff members for your villa for interviews. Once we have found the right couple they will be trained by our cleaning, garden and pool supervisors to ensure full knowledge of all applicable skills and requirements.
Training does not stop once the staff are in-house. We try to keep our staff engaged and excited about working at our villas. We have monthly meetings with them to discuss any issues they may have encountered and work together with them to ensure maximum customer satisfaction.

SERVICES

The size of our company has allowed us to bring many costly services in house. With our own dedicated teams we are able to directly offer our villas:
Our teams only service our villas, as such they are always on call for any issues that might arise and ensures we do not have to wait for contractors to fit us into their schedule.

Besides our own staff we have contracts in place with contractors that give priority callout to our villas and these include.
Having worked with our contractors for many years we will always be first in line for any work and they offer us 24/7 coverage when needed.
GUEST MANAGEMENT
Our dedicated guest management service is one of a kind on the island. Recently rebranded to Greetings Thailand our guest managers have one job and one job only, dealing with guests. Where others may have the same people managing villas and guests we have found having dedicated individuals to specific areas ensures the best possible results.

CONCIERGE SERVICE

Our team of 6 guest managers all have their assigned villas in our portfolio and are responsible for taking care of the guests for those villas. From the moment a booking is made our concierge team gets in touch with the guests and arranges their perfect holiday. When guests arrive, our guest managers meet them at the villa and do a proper check in with guests, showing them all the needed information about the villa and ensuring guests are properly informed about the rules and regulations.

Once check in is done the guests join a villa specific group that has 3 of our guest managers in as well, this allows for immediate responses to any guest questions or queries.

The guest management team prides themselves on getting 5 star reviews and are rewarded accordingly. As such we have built a team that specializes in guest satisfaction and generating positive reviews.

GUEST TRANSFERS AND TAXI SERVICE

As anyone that has spent time on Samui knows Taxis and Taxi services can be fickle.From up charging to refusing to go up hills we are well aware of the issues guests face on the island. As such we have contracted a dedicated team of drivers that not only take care of airport transfers, but also offer a 24/7 taxi service using only 4×4 SUVs and Vans.

This means by using our taxi and transfer services guests will always reach their destination worry free.
For airport transfers our drivers are always well dressed, offer cold towels and drinking water to guests ensuring a true 5 star experience for guests.

With over 80 years of combined experience we have managed to build a marketing team capable of quickly and effectively managing all our villa marketing needs.

MARKETING SERVICE

Our baseline marketing service takes all our villas to market, using our dedicated Global Distribution System we are able to roll out listings and changes to over 22,000 agents worldwide in an instant.

The villa market has changed greatly since Covid, with competition getting more fierce everyone is fighting for the competitive advantage. Our marketing team has been built around focussing on the important markets, with our Main team taking care of all Online agents and English enquiries, and having dedicated staff specifically for the Chinese and Russian markets.

ONLINE TRAVEL AGENTS

Online travel agents have become the most important part of villa marketing. Maintaining the reputation on these platforms ensure that our villas get preferential exposure and ensure we maximize our potential bookings.

We are proud to have maintained Airbnb superhost for 12 years, Booking.com top partner for 9 years and VRBO preferred host for 5 years.

Our team also ensures that listings are updated regularly to combat a drop in listing performance. From changing photos and descriptions we approach OTAs in the most comprehensive way possible.

THIRD PARTY AGENTS

Although they are slowly being squeezed out of the market by the large OTA’s, 3rd party agents are still an important part of villa marketing. Our software allows us access to 1000’s of agents worldwide however we still maintain our close relationships with the top 20 agents that specialize in Koh Samui and Thailand.

With the Chinese marketing softening since 2020 we still maintain a Chinese National on staff to ensure that when the market returns we are first in line.

This has been supplemented in 2024 by employing a dedicated person for the Russian market as well.

NEWSLETTER MARKETING

Having serviced 1000’s of guests over the years we have a very highly qualified lead system that allows us to market our villas directly to past satisfied customers.

This enables us to see a lot of return bookings.

Our pricing model is built to ensure that the costs are minimal when villas are unoccupied and thus when the villas make money we make money. Our pricing is as follows:
